We are giving you the new guest card mobil & activ card for free use of public transport in South Tyrol during your stay.

Local tax

The amount of local tax is determined by the local deliberation of the community where the accommodation in force at the time of stay: Euro 2,50 per person and day over 14 years.

You can cancel up to 1 month before day of arrival ( the deposit will be retained!) . The cancellation charge for cancellations in the last 28 days before day of arrival is 100% of the cost of travel.
We recommend that you take out a holiday cancellation insurance after booking your stay.

In case of cancellation of your reservation you will lost your deposit. Please let us know in good time if you have to cancel your holiday.

Corona: special cancellation rules

If South Tyrol is classified as a risk area, the borders are closed, or a travel warning for South Tyrol is issued by your country, you can of course cancel free of charge or – better still – postpone your booked stay.

Arrival and departure

Holiday flats are ready after 3 pm on arrival day. On departure day we ask you to vacate the flat by 10 am .

Animals

Pets are not allowed in the Apartments.

All apartments are non-smoking apartments

Breakfast

Not in the mood to get up in the morning to go buy bread? We will take care. Please let us know by 10:00 the day before and you will find fresh bread and daily newspaper at your door. The service is available from 7:30. The price depends on the order.

Bicycles

A men and women’s mountain bike is available to our guests free of charge. In addition, e-bikes can be rented at the tourist office and in the bike rental at Rottenburgerplatz.

Departure

On the day of your departure the flat can be used until 10:00.

Shopping

Our holiday flats are located in the pedestrian zone of Kaltern. Many stores invite you to shop and you will find everything for your daily needs as well as nice cafes, wine bars and restaurants..

Additional towel and bed linen change

Additional towel and bed linen change for long-term travellers (2 weeks) is free of charge.

Bathroom

You will find a hairdryer in the bathroom cabinet next to the washbasin. Towels are provided. If you need some more fresh towels, just let us know.

Pool - Sauna - Whirlpool

The opening hours you will find in our farm information map. Depending on the weather, the times may vary. The owners reserve the right to decide this at short notice.

Bedroom

The beds are made upon arrival. If you need, we provide you with extra blankets and pillows.

Children

On request, we are happy to provide cot, high chair and special crockery for your kids.

Cleaning

You will find detergents and cleaning equipment in the cupboard in the entrance area. Should you require an intermediate cleaning (on payment), please contact us.

Garage

Parking spaces in the garage o covered parking space are available to our guests free of charge.

Charging station for e-cars and e-bikes

Kitchen

The kitchen is fully equipped. To run the dishwasher, you will find some detergent tabs in the cabinet. Please put the crockery into the cabinets only clean and dry. If you miss something, feel free to contact us. For the espresso-machine, we have provided you with one pack of tabs. If you need some more, please let us know.

Laundry

If you need, you can do your laundry (5 €). Ironing board and iron on request.

Payment

We gladly accept payment in cash as well as all major EC and credit cards.

Safe

The bedroom closet has a built-in safe. The instruction manual is located next to the safe. However, we refuse any liability for the loss or damage of the tenant's property.

Sunbathing lawn

The garden and sunbathing area are available to our guests. Sunbeds can be found in the wooden hut,

TV

All rooms are equipped with a satellite-TV. The channels are already set for you.

WLAN

WLAN is free of charge in all flats.

It is explicitly referred to the norms art. 45-67 of the Italian consumer protection law (d.lgs. 206/2005).
